Yes. Check rates on this site, submit an application at forms.mesquiteoasis.net, approve the itemized invoice we email you, and pay by card or bank transfer. The whole process is available 24 hours a day. Our office is also open seven days a week if you would rather speak to a person.

A 30 amp site is $40 per night, $200 per week, or $695 per month. A 50 amp site is $50 per night, $300 per week, or $795 per month. City water, sewer, electricity and fiber-optic WiFi are included in all of those prices.

A single room is $57 per night, $400 per week, or $1,350 per month. A bunk bedroom is $83.66 per night, $500 per week, or $1,550 per month. Both are capped at 2 people and include all utilities and WiFi. Texas hotel occupancy tax applies to the first 30 days — see the tax question below.

No. We do not charge resort fees, amenity fees, utility surcharges or booking fees, and utilities and WiFi are inside the published rent. There is no application fee of any kind. Two things are added on top and both are itemized: Texas hotel occupancy tax where it applies, and a payment processing fee on the transaction itself — $0.20 to $1.50 flat for ACH bank transfer, $4.00 to $6.95 flat for debit card, or approximately 3% to 3.5% for credit card. The complete list of everything we can bill you for is published on our Rates & Fees page, and before you pay anything we email you an itemized invoice with a final total that you approve first.

It is a fee charged on the payment transaction by Rent Manager ePay, the payment service that handles card and bank payments for us. It is not rent and we do not keep it. The amount depends on the method you choose: ACH bank transfer is a flat $0.20 to $1.50 per transaction, debit card is a flat $4.00 to $6.95 convenience fee per transaction, and credit card is approximately 3% to 3.5% of the payment amount depending on the card. ACH is always the cheapest option. The exact dollar amount for your method appears as its own line on the invoice we email you, and nothing is charged until you approve that total.

No. There is absolutely no application fee for an RV site or a lodge room. Submitting an application costs you nothing, and nothing at all is charged until we have reviewed your application, confirmed availability, sent you an itemized invoice, and you have authorized that specific total.

Texas charges a 6% state hotel occupancy tax, and the City of Odessa and Ector County add a local hotel occupancy tax. It applies to lodge rooms only. If you stay 30 consecutive days or more you become a permanent resident under Texas law and are exempt. Give us written notice when you apply that you intend to stay 30+ days and you are exempt from that date forward. Without notice, tax applies to the first 30 days and you are exempt from day 31. There is no hotel occupancy tax on RV site rent.

Never at application. We review your application, confirm availability, and email you an itemized invoice. You are charged only after you authorize that specific amount, either through our payment authorization form or the resident portal.

You must notify us at least 48 hours in advance of your reservation date to receive a refund. Refunds are returned to the original payment method. Full details are on our Policies page.

Yes — we are a family and pet friendly park with two dog parks, dog runs and a dog wash station. Pets must be current on their vaccinations and non-aggressive. Please read our Pet Policy PDF before you arrive.

We have 241 sites. 101 of them measure 40 feet by 90 feet, and 140 measure 30 feet by 44 feet with concrete pads. Every pedestal has a 30 amp outlet, a 50 amp outlet and a 110v GFI.

The property is fenced with a front security gate and security cameras monitor and record at all times. Park management enforces our no-party, no-rowdy-behavior rule. Mesquite Oasis is not responsible or liable for accidents, losses or theft, so please take normal precautions with your property.

Every resident receives a PIN code tied to their site or room that opens the pool, laundry, dog wash, resident lounge, indoor basketball court, fitness center and shower halls. The pool is open during its posted seasonal hours. There is no extra charge for any of it.

Stays of a month or longer are covered by a written rental agreement that you receive and sign before you move in. Nightly and weekly stays are covered by our Terms & Conditions and park rules, which you agree to during the application.

You get an account in the Rent Manager Tenant Web Access resident portal. Select “Mesquite Oasis” from the location list and register with your account number and email address. From there you can view your ledger, pay by card or ACH, and download receipts.
