Rates & fees — every price we charge, in one place
Nightly, weekly and monthly rates for all four unit types, the complete fee schedule, and exactly how Texas hotel occupancy tax is applied. Nothing is charged before you approve an itemized total.
Our pricing promise
The rent you see here is the rent we bill. City water, sewer, electricity and WiFi are included in it. We do not add resort fees, amenity fees, utility surcharges or booking fees.
There is no application fee — applying costs nothing. Only two things are added on top of rent, and both are itemized, never buried: Texas hotel occupancy tax where it applies, and a payment processing fee charged by the payment processor on the transaction — $0.20–$1.50 flat for ACH bank transfer, $4.00–$6.95 flat for debit card, or roughly 3%–3.5% for credit card. Before any payment is processed we email you an invoice listing rent, tax and the processing fee as separate lines with a final total — and nothing is charged until you approve that total.

Taxes
Taxes on lodge rooms — exactly how it works
Texas charges a state hotel occupancy tax of 6% on lodging, and the City of Odessa and Ector County add their own local hotel occupancy tax on top of it (Texas Comptroller). This tax applies to lodge rooms only, and only for the first 30 days of your stay.
If you stay 30 consecutive days or longer, Texas law treats you as a permanent resident and your stay becomes exempt from hotel occupancy tax. If you give us written notice of your intent to stay 30+ days when you apply, you are exempt from the date of that notice forward. Without advance notice, tax is charged on the first 30 days and you are exempt from day 31 onward (Comptroller Publication 96-224).
Your exact tax amount — state plus local — is itemized as a separate line on the invoice we email you before any payment is processed. Nothing is charged until you have seen that total.
How you pay
Payment methods we accept
- ACH bank transfer — flat $0.20–$1.50 per transaction (cheapest)
- Debit card — flat $4.00–$6.95 convenience fee per transaction
- Credit card — approximately 3%–3.5% of the payment amount
Card and bank payments are processed through Rent Manager ePay, the payment service inside our property-management system. We do not store your full card number. The processing fee is charged by the processor, not kept by us, and the credit-card percentage varies with the card type. You see the exact dollar amount for your chosen method on the invoice before you authorize it. Choosing ACH is always the lowest-cost way to pay.
When money moves
- Nothing is charged when you submit an application
- We email an itemized invoice — rent, tax and processing fee as separate lines
- You authorize payment of that total
- Monthly residents are invoiced each month — no automatic renewal charge without your written authorization
