1. Who we are

This website is operated by Mesquite Oasis Lodge & RV Park, a lodging and RV park business located at 7601 W 42nd St, Odessa, TX 79764, United States. Our registered legal entity name is Mesquite Oasis RV LLC, a Texas limited liability company, and we do business as “Mesquite Oasis Lodge & RV Park” and “Mesquite Oasis RV”.

We operate the following websites, all of which are ours: www.mesquiteoasis.net (this site), rates.mesquiteoasis.net (our published rate card) and forms.mesquiteoasis.net (our applications and payment authorization forms). Our resident payment portal is hosted for us by Rent Manager at baldwinp.twa.rentmanager.com. We previously marketed the workforce-housing side of this same property at odessamancamps.com; that was a marketing name of this same entity, not a separate business, and it is now retired.

2. What we provide

We rent two things, on one property in Odessa, Texas:

• RV sites — 241 spaces with full hookups (City of Odessa water, sewer and electricity) and fiber-optic WiFi. Pedestals provide 30 amp, 50 amp and 110v GFI service. 101 sites measure 40′×90′; 140 measure 30′×44′ with concrete pads.
• Lodge rooms — approximately 110 furnished units in 22 buildings, offered as single rooms or bunk bedrooms, each with a private bathroom and kitchenette, with all utilities and WiFi included. Maximum occupancy is 2 people per room.

We are not a hotel chain, a franchise, a government housing program, or an agent for any other property. We are not affiliated with, endorsed by, or sponsored by any other business or government entity. We do not sell travel packages, tours, memberships or timeshares.

3. Applications & eligibility

• You must be at least 18 years old to apply for a site or room.
• Every application requires a government-issued photo ID. We collect it to verify who is staying on the property.
• Submitting an application is a request, not a confirmed reservation. Your stay is confirmed when we email you a written confirmation or invoice.
• We may decline an application. We do not discriminate on the basis of race, colour, religion, sex, familial status, national origin, disability, or any other characteristic protected by federal, Texas or local law.
• Information you give us must be accurate. Providing false information is grounds for declining an application or ending a stay.

4. Rates, taxes & what you will be charged

• All our rates are published on this website and at rates.mesquiteoasis.net. The rate you are quoted is the rate we bill.
• Rates include City of Odessa water, sewer and electricity (RV sites) or all utilities (lodge rooms), plus fiber-optic WiFi and amenity access, at no additional charge.
• We do not charge resort fees, amenity fees, utility surcharges, or booking fees.
• Texas hotel occupancy tax applies to lodge rooms for the first 30 days of a stay: 6% state tax plus the local rate levied by the City of Odessa and Ector County. Guests staying 30 or more consecutive days qualify as permanent residents and are exempt; with written notice of intent given at application, the exemption applies from the date of notice. There is no hotel occupancy tax on RV site rent.
• No application fee is charged. Submitting an application for an RV site or a lodge room is free.
• A payment processing fee is applied to the payment transaction itself. It is charged by our payment processor, not retained by us, and differs by payment method: ACH bank transfer is a flat $0.20 to $1.50 per transaction; debit card is a flat $4.00 to $6.95 convenience fee per transaction; credit card is approximately 3% to 3.5% of the payment amount, varying with the card type. The exact amount applicable to your chosen method is disclosed to you as a separate line item before you authorize any payment.
• Before any payment is processed, we email you an itemized invoice showing rent, any tax and the applicable processing fee, with a final total. You are charged only after you authorize that total.
• Rates may change for future stays. A rate confirmed in writing for your stay will not change during that stay term.

5. Payment & the services that process it

We accept credit card, debit card and ACH bank transfer. There are two ways to pay:

1. Payment authorization form at forms.mesquiteoasis.net, operated by us. You enter your payment details there and we process the authorized amount through Rent Manager ePay, the payment service built into Rent Manager, the property-management software we use to operate the park.
2. Resident payment portal at baldwinp.twa.rentmanager.com, hosted for us by Rent Manager (London Computer Systems). Current residents sign in to view their ledger and pay rent by card or ACH.

The merchant of record for your charge is Mesquite Oasis Lodge & RV Park. We do not store your full card number on our own systems. Every hand-off between websites happens only when you click a link; this site does not redirect you automatically to any other domain.

Monthly residents are invoiced each month. We do not set up automatic recurring charges without your separate written authorization, and any recurring authorization you give can be cancelled in writing at any time.

6. Cancellation & refunds

You must notify us at least 48 hours in advance of your reservation date to receive a refund. Refunds go back to the original payment method. Cancellations inside 48 hours and no-shows are not refundable. The full policy, including what happens if we cancel, is on our Cancellation & Refund Policy page and forms part of these terms.

7. Rules during your stay

• Our Park Rules, Pool Rules and Pet Policy form part of these terms.
• No parties and no rowdy behaviour. Park management enforces this.
• Maximum occupancy for a lodge room is 2 people.
• Pets must be current on vaccinations and non-aggressive.
• Your amenity PIN code is personal to your site or room. Do not share it.
• All local, state and federal laws apply on the property, including the Ector County and City of Odessa ordinances listed in our Local Ordinances document.

8. Ending a stay

We may end a stay for non-payment, for a serious or repeated breach of the park rules, for conduct that threatens the safety of other residents or staff, or for providing false information on an application. Where the law requires notice or a formal process before ending a tenancy, we follow it. Nothing in these terms limits any right you have under Texas landlord-tenant law.

9. Liability

Mesquite Oasis Lodge & RV Park will not be held responsible or liable for any accidents, losses, or theft on the property. You should take necessary precautions to avoid these occurrences. Amenities including the pool, pond, playground, fitness center and courts are used at your own risk and are governed by the posted rules. Pool hours are seasonal and the pool may be closed for maintenance or weather.

Nothing in these terms excludes liability that cannot lawfully be excluded, including liability for our own gross negligence or wilful misconduct.

10. Use of this website

The content, photographs and logo on this site belong to Mesquite Oasis Lodge & RV Park. Photographs on this site are unedited photographs of this property. You may not copy or reuse them commercially without our permission. We try to keep every rate, policy and description on this site accurate and current; if you spot something that looks wrong, please tell us at info@mesquiteoasis.net and we will correct it.

11. Governing law

These terms are governed by the laws of the State of Texas. Any dispute will be brought in the state or federal courts located in Ector County, Texas.
