Our cancellation window, how refunds are issued, park rules, pet requirements and the local ordinances that apply on the property.

Cancellation & refund policy
You must notify us at least 48 hours in advance of your reservation date to receive a refund. This is our standing policy for nightly and weekly reservations at both RV sites and lodge rooms.
How to cancel
- Email info@mesquiteoasis.net with your name and reservation date, or
- Call the office at (432) 381-2707 during office hours (Monday–Friday 10am–7pm, Saturday–Sunday 10am–2pm).
Email is timestamped, so it is the safest way to prove you gave notice inside the window. We confirm every cancellation in writing.
How refunds are issued
- Refunds are returned to the original payment method — the same card or bank account that was charged.
- We process approved refunds within 5 business days of confirming the cancellation. Your bank or card issuer may take a further 3–10 business days to post it.
- Any Texas hotel occupancy tax collected on a cancelled and refunded lodge stay is refunded with the rent.
Cancellations inside 48 hours, and no-shows
Cancellations made less than 48 hours before the reservation date, and no-shows, are not refundable. If a genuine emergency prevents your arrival, contact the office — the manager reviews these case by case, but a refund is not guaranteed.
Monthly stays and early departure
Monthly rent is charged for the month. If you leave early, the remaining days of a paid month are not automatically refunded; the terms that apply to your stay are set out in the written rental agreement you sign before move-in.
Leaving a monthly stay early. A monthly period is paid in advance and is not pro-rated if you leave before that paid month ends — the month you have already paid for is yours to use or not use. What we do not do is bill you for any month after the one you have paid for: a monthly stay never renews or charges automatically, so choosing not to pay the next invoice is all it takes to end the stay at the close of your paid period. If your rental agreement gives you terms more favourable than this, your rental agreement controls.
If we cancel
If we cannot provide the site or room you reserved — for maintenance, utility failure, weather damage or any other reason — we will offer you a comparable alternative on the property. If none is available or acceptable to you, we refund 100% of what you paid, including any tax collected.
Park rules
Park management enforces a no-party, no-rowdy-behavior rule. We promote a safe and quiet environment for everyone on the property. The full rules are published as a PDF and form part of your agreement with us.
Pet policy
Mesquite Oasis is a family and pet friendly park with two dog parks, dog runs and a dog wash station. Pets must be current on their vaccinations and must be non-aggressive. Full requirements, including leash rules and clean-up obligations, are in the Pet Policy.
Security & liability
The property is fenced with a front security gate, and security cameras monitor and record at all times.
Notice: Mesquite Oasis Lodge & RV Park will not be held responsible or liable for any accidents, losses, or theft. You should be aware that you should take necessary precautions to avoid these occurrences.
Local, state & federal law
All local, state, and federal laws govern activities at Mesquite Oasis. The document below lists additional ordinances and bans in place for Ector County and the City of Odessa that must be followed on this property.
